At Prosperity Home Mortgage, parent company of Edina Realty Mortgage, we have a lot of feel-good stories about getting borrowers into their dream homes. In honor of Veteran’s Day, we want to share this special story and give recognition to a Texas team that helped make a Veteran’s dream of getting into a new home, a reality.

Texas Mortgage Consultant from Prosperity, Jason Suber (NMLSR ID: 1502193), first met his borrower in February 2020, a disabled veteran and single father to a child with special needs, in need of a new home. After receiving some bad news in June 2021, Jason’s borrower was denied a loan with another lender, and Jason got to work to make sure he could get the job done for his new borrower. Jason started getting in contact with the right people, calling offices, and checking with his fantastic team of mortgage professionals to get everything sorted and situated.

With the help of our amazing mortgage team, Jason was able to get this veteran into his new home, making it affordable and possible with our VA Home Loan Advantage program. After all their hard work and determination to see the loan through, Jason had this to say: “This is why we are a great team here in Texas. All it took was imagination and true, genuine care for the borrower’s needs and the deal closed. How cool is this?”

Since launching our VA Home Loan Advantage Program in 2014, we have saved active-duty military members and veterans over $20 million in origination fees and appraisal credits. As a full-service mortgage banker, we have funded over $4.8 billion and closed 13,280 VA home loans.

“At Prosperity Home Mortgage, LLC, we believe in supporting the brave men and women who serve our country in the military,” said Tim Wilson, President and CEO of Prosperity Home Mortgage, parent company of Edina Realty Mortgage. “That’s why we are delighted to help lower the upfront cost of buying or refinancing a home for service members and veterans using a VA home loan.”

The VA Home Loan Advantage program continues to be offered to all Edina Realty Mortgage clients purchasing or refinancing a home using a VA loan. The program waives the standard origination fee and provides eligible clients with a lender credit to pay for the cost of a home appraisal.1

Special thanks to the following team members who were able to make this possible:

Sales Coordinator Ladonna Trujillo, Loan Setup Dawn Silva, Processor Danny Valenzuela, Underwriter Jackie Hickey-Debes, Closers Erika Herkert and Chandra Whitehead, Loan Funder Jake Hickey, Valuation Specialist Yadira Katsikes, Senior Administrative Assistant Mindy Lipman, Capital Markets Analyst Jeff Lanning, and Prosperity Express & Texas Area Operations Manager Betsy Sproat.

Way to go Jason and team! We are so incredibly proud of your hard work and dedication, thank you!

What is XLR8?

In April 2019, we introduced XLR8, a streamlined and expedited mortgage approval process designed to automatically verify borrowers’ credit, assets and income without the borrower providing any loan documentation.

Borrowers simply complete a digital loan application via our website or mobile app, and connect their bank accounts via our secure portal.  We then work behind the scenes to electronically validate credit, assets and income in minutes—not hours, days or weeks!

If validated…

  • No more digging for old tax returns
  • No more searching files for W-2’s from two years ago
  • No need to print off pay stubs
  • No need to copy, print or scan pages and pages of bank statements
  • Most borrowers are only required to provide a Valid ID and proof of Homeowner’s Insurance to close

Advantages of XLR8:

  • Minimize your loan conditions
  • Simplify the mortgage process
  • Close on your home faster
  • Reduce last minute surprises

XLR8 Numbers:

  • Average time to commitment - 1.7 days
  • XLR8 Closed Units - 3,584 since launching in April 2019

To learn more Edina Realty Mortgage EXPRESS, contact your local mortgage consultant.

1.Edina Realty Mortgage EXPRESS is not a final loan approval. A Commitment Letter is based on information and documentation provided by you and a review of a borrower’s  credit report. The interest rate and type of mortgage used to approve a borrower for a specified loan amount is subject to change, which may also change the terms of approval. The interest rate cannot be locked until the borrower’s offer to purchase a property has been accepted. If the interest rate used for credit approval has changed, the borrower may need to re-qualify. Information provided by the borrower is subject to review and validation, and all other loan conditions must be met. After the borrower has chosen a home and the purchase offer has been accepted, final loan approval will be contingent upon obtaining an acceptable appraisal and title commitment.  Additional documentation may be required.

Juneteenth 2021

Saturday, June 19th is Juneteenth, the date communities across the country take time to reflect upon our nation’s history and commemorate the end of slavery in the United States.  For those who do not know its origins, Juneteenth recognizes June 19, 1865, when federal troops arrived in Texas to read the federal orders that stated all enslaved people in Texas were free.  With it, a day to celebrate the emancipation of the last remaining enslaved African Americans in the United States was established.

On Thursday, June 17th, President Biden signed into law landmark legislation to make Juneteenth an official federal holiday truly honoring the significance of the events of that day. This year, each company, organization and individual will honor Juneteenth in different ways. As it has in the past, it is important for all HomeServices of America companies, including Edina Realty Mortgage, to join in the commemoration and reflect on Juneteenth’s historic importance and ways we can be part of a more positive future.

While some companies have elected to honor Juneteenth by closing early, as a mortgage company, it is imperative that we honor Juneteenth by continuing to make the dream of homeownership a reality for the hundreds of borrowers whose mortgage needs coincide with this important day.

We will be honoring Juneteenth by making donations to several deserving organizations across the nation that champion homeownership for minority and underserved communities, including, but not limited to:

  • Greater Washington Urban League
  • Urban League Greater Atlanta
  • Urban League Twin Cities MN
  • LA Urban League
  • Invest Atlanta
  • Resources for Residents & Communities
  • Juneteenth KC
  • KC Urban Summit
  • Women’s Council of Dallas
  • Women’s Council of Ft Worth
  • Baltimore Urban League

While Edina Realty Mortgage's Juneteenth contributions will pay tribute to the historical significance of this day, know that ERM has been and will continue to invest in our communities.  We continue to build deeper relationships with organizations we have partnered with in the past and to establish new partnerships with organizations that share our common objective of promoting fair and equitable housing for all communities and people.

Introducing Home Advantage, a Nationwide Zero Down FHA Mortgage1

Edina Realty Mortgage, has recently launched a new down payment assistance (DPA) program known as Home Advantage.  Home Advantage offers eligible home buyers a financing option that requires no money down, and the program is now available in markets across the country!

In a housing market with tight inventory, Home Advantage may create an opportunity for not only first-time buyers, but also sellers who are planning to purchase their next home, as well.

“As a mortgage company, we’re committed to offering new loan programs designed to serve a wider range of home buyers,” said Tim Wilson, president and CEO of Prosperity Home Mortgage, parent company of Edina Realty Mortgage. “We understand that the combination of a down payment and closing costs can be a big financial obstacle to many would-be home buyers.  These programs are designed to help diminish or eliminate that obstacle, so our clients can focus on other matters related to buying a home, such as planning their move.”

Used in combination with a FHA first mortgage, Home Advantage offers down payment assistance as a second mortgage up to 5 percent of a home’s purchase price, which helps buyers cover the down payment and closing costs to purchase a home.

Home Advantage features:

  • Zero down payment required2
  • No first-time home buyer requirement
  • No income restrictions
  • No geographic restrictions
  • DPA second mortgage is fully forgiven after five (5) years3
  • DPA has a zero percent interest rate and no monthly payments
  • DPA is available with the purchase of a primary residence through FHA.

“We have built a reputation for providing the highest quality of service and support to our customers,” said Wilson. “We take pride in offering some of the most competitive loan products in the market, and we look forward to serving even more customers with Home Advantage.”

Remember, we offer a wide variety of loan programs.  A low-or-no-down payment option may not be the best option for all borrowers, so be sure to contact your mortgage consultant review potential loan scenarios and financing options to determine the home loan that is right for you.

Edina Realty Mortgage is not affiliated with any government agencies.

Some and/or all qualifying criteria may be set by independent third party program sponsors. Contact your mortgage consultant for program eligibility and details.

Low down payment options may not be the best option for all borrowers. Consult your mortgage consultant to review potential loan scenarios and financing options to determine the home loan that is right for you. Not all borrowers will qualify.

Interest rate and annual percentage rate (APR) are based on current market conditions, are for informational purposes only, are subject to change without notice and may be subject to pricing add-ons related to property type, loan amount, loan-to-value, credit score and other variables. Estimated closing costs used in the APR calculation are assumed to be paid by the borrower at closing. If the closing costs are financed, the loan, APR and payment amounts will be higher. If the down payment is less than 20%, mortgage insurance may be required and could increase the monthly payment and APR. Contact us for details. Additional loan programs may be available. Accuracy is not guaranteed and all products may not be available in all borrower’s geographical areas and are based on their individual situation. This is not a credit decision or a commitment to lend.

1. Home Advantage is not available in Alaska, Hawaii, and New York.

2. Standard & customary closing costs still apply.

3. The second mortgage is forgiven at 20% per year for 5 years as long as property remains a primary residence.

Over $14 Million in Fees Waived for Active Military and Veterans

Since launching its VA Home Loan Advantage program in 2014, our company has saved active-duty military members and veterans over $14 million in origination fees and appraisal credits. As a full-service mortgage banker, we have funded over $3.2 billion and closed 9,300 VA home loans since 2014.

“We believe in supporting the brave men and women who serve our country in the military,” said Tim Wilson, president and CEO of Prosperity Home Mortgage, parent company of Edina Realty Mortgage.

The program waives the company’s standard origination fee and provides eligible clients with a lender credit to pay for the cost of a home appraisal.1

“We are thrilled to have funded over $3.2 billion in VA loan volume as a company since the program’s inception,” said Harris Laskey, Senior Vice President, Divisional Sales Manager of Prosperity Home Mortgage, parent company of Edina Realty Mortgage. “We are very proud of the hard work that each of our mortgage consultants has put forth to make homeownership a reality for military service members and veterans, and it’s because of that ongoing commitment that we remain among the top lenders in the nation.”

Wilson added to Laskey’s thoughts.  “We are in the business of financing homeownership and the American Dream, and our VA clients are a very important part of our business,” Wilson said. “We have employees, friends and family who have served in the military, and it is imperative to us that we support those who have served our nation.”

A word from our CEO, Tim Wilson:

Today, on June 19th, communities across the country are taking time to reflect and honor Juneteenth.  For those who do not know, Juneteenth recognizes June 19, 1865, when Union Major General Gordon Granger read the federal orders that stated all enslaved people in Texas were free.  With it, a day to celebrate the emancipation of the last remaining enslaved African Americans in the United States was established.

Each company, organization and individual will honor today in different ways. We feel it’s important for us not only to reflect on Juneteenth’s historic importance, but also to embrace our opportunity to look forward and determine how we can be part of a more positive future.

While some companies have elected to honor Juneteenth by making it a company holiday, we are in the position of having hundreds of homeowners who are counting on us to help make their dreams of homeownership come true today.

While we are unable to make today an official company holiday, Edina Realty Mortgage will be honoring Juneteenth by making donations equal to the cost of providing a paid company holiday. Our donation will be divided and sent to various urban organizations, HUD Counselors, Habitat for Humanity Chapters, and other homeownership focused partners across the United States whose missions align with our own.

It’s important to understand that our contributions are not a one-time event.  ERM has been investing in our communities for years and will continue to invest in the years to come.  We are building deeper relationships with organizations we have partnered with in the past and establishing new partnerships with organizations that share our common objective of promoting fair and equitable housing for all communities and people.

It is our daily mission to provide homeownership opportunities to all members of our wonderful and diverse communities.
